Domestic Energy Assessments

There are several types of energy report, this page deals primarily with, what has become the most common in the residential market; Energy Performance Certificates (EPCs) and SAP assessments.

The EPC was first introduced with Home Information Packs in 2007 when homes were to be sold but later also became compulsory for all rented property. HIPs have been abolished but EPCs remain and are compulsory whenever marketing existing dwellings for sale or rent. Existing dwellings are assessed using software called RdSAP and follow an inspection of the property. The EPC (that can be prepared only by suitably qualified assessors) provides and energy rating on a scale from A-G and advises consumers about various energy measures - ranging from thicker loft insulation right through to solar panels - that could cut carbon emissions from their home and thus improve the energy rating.

New dwellings, and where existing dwellings are altered or extended, have to be assessed using 'full' SAP (Standard Assessment Procedure) software to meet Building Regulations Part L compliance. SAP is far more detailed than RdSAP but for new dwellings the calculations can be prepared from drawings and often a PEA (Predicted Energy Assessment) is required. EPCs for new dwellings can only be issued following a SAP assessment.
