Building Surveys.....

Many surveyors, structural engineers and similar professionals over the years have undertaken detailed inspections of property and often refer to these inspections as "Structural Surveys" or "Structural Appraisals". Structural engineers usually restrict their inspection to the load bearing structure whilst surveyors include non load bearing parts, surface finishes, services and so on. It is not surprising therefore that members of the general public can be confused as to the depth and scope of inspections that they wish to have undertaken and cannot always compare "like with like".

We offer two types of survey for residential property, either in 'Summary' or 'Full' report form but both based on a thorough Building Survey inspection. Not everyone wants to read a 'Full Report' so the 'Summary Report', whilst keeping to the same format as the 'Full Report', focuses on serious structural defects and essential repairs only. Building Surveys are appropriate on all types of property, especially so on period and character homes and whenever property has been altered or extended. Building Surveys... of new property...

We are often approached by client's wishing to have surveys undertaken of new or nearly new homes as often the RICS Homebuyer scheme will not give them enough information and the 'traditional' Building Survey format can be unwieldy to focus on snagging items or uncompleted construction.

The NHBC Buildmark scheme is an insurance policy which covers the owner against specified risks; it is not a complete guarantee against all defects. Where property is still covered by a recognised 'newbuild' insurance, like that provided by the NHBC, we always suggest that a building survey is carried out specifically to focus on uncompleted construction, design quality or simply to provide a snagging list highlighting those items that should be put right by the builder. Many of the items we identify would not necessarily cause 'structural defects' to warrant a claim on the insurance policy but could cause problems in the longer term (once the policy has expired) or involve unnecessary maintenance expenditure.
